You May Have Two Credit Scores That Matter for Your Mortgage

For years, shopping for a home loan meant asking one question about credit: what is my score? That still matters. But after a September change at Fannie Mae and Freddie Mac, many conventional borrowers now face a second question that can change what the loan costs.

On September 9, 2026, Fannie Mae and Freddie Mac expanded VantageScore 4.0 to all of their approved lenders. Lenders may still use Classic FICO. They may also use VantageScore 4.0 for eligible loans, without needing prior written approval. The Federal Housing Finance Agency confirmed the same expansion. For you as a buyer, that means the score that prices your mortgage is no longer always the one on your free credit app.

Same file, different score

Classic FICO and VantageScore 4.0 look at the same credit file, but they do not weigh every detail the same way. VantageScore 4.0 uses more trended data, meaning it can put more weight on how balances and payments have moved over time, not only on a snapshot. When rental history is available, newer models can factor that in too.

If you have a long, traditional credit history, the two scores may sit close together. If your file is thinner, or your on-time rent never showed up under older models, the gap can be wider. Neither result is “fake.” They are two approved ways to measure risk for loans sold to Fannie and Freddie.

The higher number is not always cheaper

Here is the part that trips people up. A higher VantageScore does not automatically mean a cheaper mortgage. Fannie and Freddie price credit risk with loan-level price adjustments, or LLPAs. Those fees sit in ranges tied to your score and how much equity you put down. The VantageScore pricing bands are currently set roughly 20 points higher than the matching Classic FICO bands. So a 720 VantageScore is not priced like a 720 Classic FICO.

An analysis by Milliman, summarized in HousingWire coverage of the change, compared historical Fannie and Freddie loans under both grids. After adjusting for the different bands, VantageScore produced a lower LLPA about 25% of the time. Classic FICO was lower about 40% of the time. The two matched about 36% of the time. In plain English, sometimes the “new” score wins on cost, sometimes the familiar one does, and often it does not matter.

What to ask before you lock

You still want clean payment history, manageable card balances, and no surprise new accounts right before you apply. Those basics still move pricing. What is new is asking whether your lender can run eligible conventional files under both Classic FICO and VantageScore 4.0, then show you which path produces the better rate and fees for your loan amount and down payment.

Do not ask only which model prints the higher score. Ask which model leaves more money in your pocket after LLPAs. Not every lender will roll this out at the same speed in the first weeks. Manual underwriting still leans on Classic FICO. And one model must be used for every borrower on the same loan. Still, if you are comparing conventional options, it is a fair question while you review why your credit score matters for your mortgage.

The takeaway

National rate headlines get most of the attention. You cannot change the bond market. You can make sure the credit model that prices your file is the one that works best for your situation. In late 2026, that may mean looking at two approved scores, not one, and choosing the outcome that lowers your cost, not the number that looks bigger on paper.
